Roof Repairs in Swindon, Wiltshire

Roof repairs across Swindon and the wider Wiltshire area, covering slipped and cracked tiles, failed slates, leaking flashings, chimney abutments and storm damage. Most repairs are completed in a single visit. We respond to emergency callouts for active leaks, and where a roof is letting water in during bad weather we make it temporarily watertight the same day and return to complete the permanent repair.

The roofs we repair in Swindon

Swindon’s housing spans more than a century and a half, and the roof problems track the era of the property closely. The railway village and the older streets around Old Town are largely natural slate, laid when the Great Western Railway works were expanding the town. On roofs of that age the slate is usually still sound. What has gone is the iron nail fixing, and once nails have corroded across a slope you get slates coming down in ones and twos every winter rather than a single dramatic failure.

The post-war and 1970s expansion across Park North, Walcot, Penhill, Moredon and Toothill brought concrete tile in very large volumes. Those tiles are durable and rarely the source of a problem. The failures are almost always mortar bedding on ridges and hips breaking up after decades of frost, or the underlay beneath perishing where it has been exposed to daylight at the eaves.

Then there are the flat roofs, and Swindon has an unusual number of them. The estate building of the 1960s and 1970s put flat-roofed garages, porches and dormer cheeks on thousands of properties across the town, and much of that original covering is now well beyond its service life. Repairs on those roofs are usually a question of whether the deck beneath is still sound.

Our roof repair process

1. Free survey. We attend the property and get on the roof where it is safe to do so. The point where water appears inside a house is frequently a long way from where it is getting in, and diagnosing that from ground level is guesswork.

2. Written quotation. A written price within 24 hours setting out exactly what will be done and what materials will be used. Fixed price, not a day rate.

3. The repair. Most repairs are a single visit. Where scaffolding or a tower is needed for safe access we tell you at survey and include it in the quoted figure, never adding it afterwards.

4. Check and clear. We test the repair, clear the site and take the waste away. You are shown what was done before we leave.

What roof repairs cost in Swindon

Every roof is different, but these are the ranges most Swindon jobs fall into. All figures include labour, materials and waste removal.

  • Slipped or broken tiles and slates, a small number — £150 to £300
  • Ridge and hip re-bedding, per metre — £45 to £75
  • Chimney flashing renewal in lead — £350 to £650
  • Valley renewal — £400 to £900
  • Emergency temporary weatherproofing — £150 to £350

For flat roofs, see our flat roof repair page, which covers leak diagnosis, ponding water and system-specific repairs in detail.

Where a survey shows the roof deck or timbers have rotted, we confirm the extent and the additional cost with you before carrying on. Nothing is added to a quoted price without your agreement first.

Common questions

How quickly can you attend a leak? Active leaks are prioritised. If a roof is letting water in we will make it temporarily watertight on the first visit and return to complete the permanent repair once the weather allows.

Can a slipped tile be put back or does it need replacing? If the tile is intact it goes back with a new fixing. If it has cracked, or the batten behind it has rotted, both get replaced. Where the same slope keeps losing tiles the underlying problem is corroded nail fixings, and we will tell you honestly if the slope is nearing the end of its life.

Do you work on slate roofs? Yes. Slate is common across Old Town and the railway village, and we repair and re-slate as routine work, including sourcing matching reclaimed slate where a period property calls for it.

Will my insurance cover storm damage? Often, where the damage is clearly attributable to a storm event. We provide a written report and photographs at no extra charge, which you can submit with your claim.

Do I need scaffolding? Not for every job. Many repairs are safely reachable from a tower or ladder. Where scaffolding is genuinely required we say so at survey and include it in the quoted price.
